If you buy it too low, in some jurisdictions they will call it "equity skimming" which is illegal.It can be very profitable, I've done many, but you really need to know what you are doing. on pre foreclosures on the West coast if you happen to do them legally .. the old owner is due 80% of the profit if you sell within 36 months.. so there is that.. but if your buying pre foreclosure for long term hold and wait out the 36 months then your fine. the reality these days is post GFC lenders/ banks/ servicers have realize that working with the buyer to reinstate recast redo the loans is far better than taking it all the way to foreclosure so your correct its usually the worse houses that make it all the way to the end and go to sale.thats why if you follow NODs  Notice of defaults or whatever they are call in your state. you see so many postponements and or removed or paid off etc.. so you hone in on one property do all this work only to have it not go  to sale  rarely are you going to buy a home that you really want LOL

I think this will correct itself over the next 3 - 5 years but it will make cashflow tight or negative until then.I have a great contact of a Realtor that works primarily with investors who has represented a few of my borrowers that I can share with you.

That fee is based on the amount of work completed but is somewhere between $150-$400 typically.As far as the 10% fee charged during the first month that we lease a property, you are correct that is a part of our fee structure.

Being listed on multiple OTA allows users that use alternate OTAs to see your STR and could provide a higher ADR even if you end up lower ranked of the OTAs.Basically it comes down to having all your eggs in a single basket and is too risky for my liking.i am one of those STR owners that corrects anyone that refers to my STR or STR business as an AirBnB.

For me its next to impossible the search function I cant seem to get it work or its just not very good.. like trying to find a member if you cant remember how to spell the name exactly it wont come up for me I used to how my computer works.. just start typing in a name and it finds the email even if its not spell correctly.
