Doesn’t have to be million dollar listing style, but just a step above the run of the mill. 

Full stop.Unique style, ample amenities, good location, great photos, solid communication, etc etc. 

If you miss one t or don't dot one I in NJ, it's thrown out. 

I just personally don’t like his style and think he is more of a promoter than anything else, which can be said for many people we hear and see regularly.  

My better half actually advised me from the get-go to let it go (I have a t-shirt which says "Let that shitake go!").

Youre much better off doing some independent research on Reddit, Youtube, and here (like youre currently doing), figuring out what dimensions and style you need, and then going to a bigbox store and ordering/finding something that matches.
