I've uncovered some info only after speaking with other tenants. 

I would encourage you to speak with property management professionals and a property management attorney to get an idea of what procedures you should have.

My guess is that if it is a STR, they probably don't want them either and it would be more work for them to take them.Generally speaking, I like to put my own touch on everything.  

At a minimum,  you should understand what the current zoning is and what restrictions there are.As the post above mentioned reaching out or going in person to speak with the planning and zoning department will be very helpful. 

But generally speaking with the new landlord rules etc I wont fund occupied houses whether at auction or non Auction I want them vacant before we fund them.

I am also in Cincinnati and I did speak with True Home Ohio (https://truehomeohio.com) and they seemed to be somewhat reasonable except I believe they take a flat fee of $105 per door so depending on how much rent is for that door it could be cheaper or more expensive but their other fees I thought were very reasonable.

I plan on speaking with my PM salesman to see if I can cancel it and then just lose access (not that I was getting anything from it) to the FB group and the videos in the courses.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

It's of vital importance that you speak with your GP to determine the root cause of the capital call so that you can make an informed decision on whether or not you should provide it. 

When I asked the seller for receipts detailing the work done and requested permission to speak with the mitigation company directly, he refused.
