For the contractors, there are always going to be ones that have you already saying yes to stuff and will just continue to send crazy change orders, and when they do that is when you stop the project and go elsewhere. 

However, the process was extremely cumbersome, communication was inefficient, and the loan fees were inflated compared to other deals I have seen from fellow investors.We will be ready to begin the refinance stage of our next project in the coming days, as renovation is finishing up and we are screening tenants.

Lots of property management companies sell turnkey flips and also have realtors that can find you value add properties, and they probably have contractors to recommend and even may handle the project management for you if you're going to use them to manage the property.

Still need architect and project would cost more or less same.

And how much rehab ($ amount or $ of PP) are you comfortable with in your projects?

I recently watched a video where Troy Kearns mentioned he could source a high-quality quartz slab for $100 from China, which got me thinking about exploring similar options.Has anyone here ever imported materials like hardwood floors, countertops, or tiles from China for a project?

I was wondering if you found a lender, and if so, how your project is going.

A development project can have a very nice upside if done right. 

And no again if buying a rehab project and if  you cannot visit during the rehab process.
