Exposed wire are a safety hazard and if they where missed by inspection  you may be able to complain as well.

I think what has happened in our society is that there is this exuberance to not work for anyone and this illusion that rentals can get you there much faster than reality. 

It is usually difficult to take money against it from the bank, it might not be a 1:1 value add - meaning if you invest 100k into an adu it might not raise your value by 100kThat being said, it can be pretty lucrative especially in expensive and sunny CA - since building lots are no where to be found and existing real estate returns are very poor.My partner builds these units.

If I were new I would simply stick to areas close to where I live.

I totally get where you’re coming from—staying on top of market trends is crucial, especially when working with profit-focused investors.

I’ve had deals under contract where I’ve done building inspections, septic inspections, and had a lawyer look at the easements and then terminated the deal.

Agree with Melanie and you also mention smartest way and best returns.typicwlly higher returns are equal to higher risk (where you could lose it all) stock market has been returning 20% last few years why not put it there or in some decent stocks? 

It depends where you are.

For comparison purposes, I hold ownership units in a LLC that owns a retail/service center where there is a mortgage loan that initially represented 50% of value, now about 35%.
