The hard part is getting customers, but if you want it bad enough (and I hope you do given the situation), you'll do the hard work of skip tracing and cold calling property owners.

Look at small multifamily homes with high rent potential and get a regular loan to skip PMI.

Let me know if this thought process is skipping any logic / if you agree.

Get it stabilized with a good tenant, a little lower rent if you have to, I am tempted to suggest skip the PM and put your own time in - but I don't know your people skills.As an exit strategy, either keep them rented or sell them to your tenants with a lease option.

If it was something else, skip it. 

This is one of the last remaining buildings in Capital Square that has legal Bed and Breakfast usage rights.

Or you can skip all the landlording headaches and invest passively instead :-)   That's the only way I invest nowadays.

I understand it is a draw, but multiple posts here have said to skip it if on a well(which I am).

But again, even I went with a new build as there are always pros and cons.That being said, some of my clients go with the existing build route, as they know the previous owners typically have already made the necessary repairs/updates that the builder skipped out on.
