I have 2 single fam homes, but want 5-10.

There are 4 Single Family Homes built on the site. 2 are built-to-sell and 2 are built-to-rent.What made you interested in investing in this type of deal?

A genuine question here for you, who are you working with right now and how much are they charging you in fee?

I bought a single family home for cash in November, did the renovations and now have tenants.

If a nearby hotel is charging $650 per night for a 1000 square foot suite and keeping it occupied, would I not be able to charge the same for a 1921 mansion that sleeps 10 people comfortably?

The builder had a given us the paved yard, Granite kitchen top, washer and dryer at added value with no charge.

Not too concerned with rent/price ratio on single family homes since none of them are really going to cash flow a ton anyhow unless they are paid off. 

Is saving the fee a PM charges worth the potential thousands in cost and headaches?

If I would have bought a sustained portfolio with multiple units rather than starting with a single purchase I truly believe I would have lost a lot of money while my systems flailed rapidly attempting to catch up.
