I'm considering making an offer on a property that is listed as a 2 bedroom 1.5 bath as a long term buy and hold property to add to my portfolio. 

@Emran Chowdhury was more so wondering if it could be an option to scale and have cash flow on day one.

I also believe that I should also invest is my business.

I tend to ask the same questions multiple times over a period of time to see if I get consistent answers.

As a beginner, I would personally get my feet wet with something a little less risky without a balloon payment like that.

Then get into flips to generate more capital to dump back into rentals.Before considering mentorship, I think you should consume a lot of free/low cost content out there on flipping to see if it's a good fit for you.

I enquired about the HELOC on the rental property and I am not getting good terms that work out.

I tried looking through Facebook and LinkedIn groups, but it always seems so saturated with bots or false accounts.

Now, if you're buying in the name of the LLC and you're doing a DSCR deal, that will be irrelevant.
