The one guy I spoke with said they make money only when they sell to potential investors and they only sell new construction homes that are usually pre-leased to buyers (currently they are building in Texas state and Missouri State).

They want to sell for as much as possible.Use the broker's pro forma as a thumb to the wind guide for your interest along with the rest of the offering memo (right location, asset class, etc.).

If you were able to build equity over time, it could be smart to sell, pay off your loan, and use the money for another venture (flip, investments, etc) if it is truly bleeding you out.
