Think of these as savings for big-ticket items like new flooring, new appliances, or a roof or siding replacement.Because maintenance and capex can be “lumpy,” you may think that you’re generating more cash flow than you really are.

Passive landlord is a long game enter anytime stay for decades and most will do just fine.Active engagement same thing enter anytime and your reward is how hard you work identifying the hot ticket at the time  access to capital etc etc..

Strategy: Agreed if you can get away with only getting lending on one property that will cut costs, but if you need to in order to scale then may be a cost of doing business.

If you're thinking about NV the Reno market has more year round activities because of the proximity to Lake Tahoe in summer and ski areas in the winter. 

A property or two will not be your ticket out.

I've hit 90% occupancy, but not year round though.  

With that level of rehab its possible to get away with it.
