Did you figure in the additional cost of no rent for one of the tenants and how long it will take to evict them?

I haven't figured out how to reply directly in a forum yet. =)However, this is still early, I've only had access since Friday. 

I've had properties in pretty rough neighborhoods and i've never had this issue.

You should also figure out how much additional rent you can get for the space.
