The HOA is saying they aren't responsible for relocation.Today, I just got hit with a $31k bill because my insurance denied the restoration, pack out, mitigation and storage all of my renters personal property, to get it away from the sewage while the unit is being rebuilt.

But you have to replace all the support bars, and that may not make economical sense for you if just redoing the sheetrock doesn't make sense. My experience has been that if you're going to hold on to the property it usually makes the most sense to just bite the bullet on the front end and restore it to a normal sheetrock ceiling.

I'm debating on whether to do one of the following options, 1) House hack: Potentially buy a 2-4 unit so I can live in one and rent out the other ones.2) House Flip: Find a fixer upper so I can restore and sell.3) Buy an invesment property out of stateMy short/long term goal is to be a real state investor/developer with various rental properties (Mainly for housing), therefore, I'm aware that the first deal must be chosen carefully. What does the BP community recommend?
