Draining the lines & blowing them out was tedious & with some of the indoor laterals & high end Kohler brass shower diverters I was skeptical that any residual water would not cause problems.The ongoing Pex issue I now have is at a 6plex.

You still get a 1st lien position but you are not buying the whole loan so you have a smaller investment, it also means that the loan reverts back to the seller when your last payment is made, they basically have a 2nd lien position until you are paid in full and a strong interest to make sure you are paid back in full so that they get their residual payments.

He is charging 6 % of gross rent for managing the property.Upon reviewing the current P & L statement, I saw a fee call "residual fee", I have never heard that term before. 

What I do is mid December I try to do my best to estimate my total year taxes, and then adjust the last quarterly payment to be a more accurate number... sometimes I get close, if I do not have time, I pay the suggested amount and deal with the residual in April.

Those who are suffer from the same problem as the first bullet-Any sort of residual effort invested in "old" clients offers little value to the person who is the guru unless you can deliver ongoing value.
