So if you have a duplex, you cant asses it as a single family just because you only have one renter in there.

I have been considering joining AAGLA and know they have lease forms and other forms, but it is $199/yr.In the next couple months, I am looking to get a standard CA NAA lease written up with RUBS for water and sewer billing and a requirement for the tenants to carry their own renters insurance policies with $100K or so (if there are recommendations around this please let me know) liability limits.Does the community here have any advice on how best to do this and where I could get a lease form that does the trick?

The home was on the market for an extended period of time because the renters smoked in the home so I was able to get it 20k under asking price.

If your other tenants find out about it, they may feel unsafe and decide to leave and you would have to let them based on current law.As with all renters, you have to identify your risk and then mitigate it.

For me personally, I would leave it a loft so the renter could have a playroom for kids, office space, family room, etc.
