You're an unlicensed broker who believes that he has outsmarted people with decades of experience and a duty to protect the public from the unscrupulous.Wholesalers get away with what they do because they are largely operating under the radar, not because their sham transactions actually exempt them from the law.And I say this as a guy who thinks the the Realtors are fighting a desperate, probably futile rear-guard action against technological and social changes that are quickly rendering them obsolete, not as a broker or agent protecting my sinecure.

@Jason Quick.Would it be fair to say that the agent represents either the buyer or seller in the transaction and is paid a commission for the services rendered.

In addition, I would have some type of dated, liability waiver written up for them to sign that states in writing that they legally waive all interest in the existing contract that specifically renders existing contract null and void as of a certain date and time and releases you of any and all obligations of said contract.

My role is to do the due diligence on the deals they bring me.I am kind of hardcore with realtors, I have no issues paying for services rendered but they are not getting 3, 5 or 6% from me without screening a single deal but just waiting on me to do all the research and tell them which property I want.

The execution of a management agreement must be conducted by a person who is licensed.An individual may conduct auctions of real estate without a real estate license if he is properly licensed by the Louisiana Auctioneer Licensing Board.The LREC has the authority, by law, to issue subpoenas, and may impose a civil penalty of no more than $5,000 upon any unlicensed person who, after a hearing is found to have engaged in real estate activity without the benefit of a currently valid license.In addition, the LREC may assess costs and attorney fees against the unlicensed person found to have been engaged in real estate activity without a current license.No person engaged in real estate activity without a currently valid license shall have the right to receive any compensation for services so rendered.
