How to act as 'propert manager' without an llc

Probably somewhat of a newbie question, any advice would be great.I have read more than a few places to refer to yourself as the Property Manager rather than the Owner, which sounds like excellent advice.Now, how do I go about doing this when I do not have a company or another name to recieve checks addressed to?

And even if you recieve a free and clear title from the county a lot of title companies will not guarantee their title search like the normal deed search would be and therefore some insurance companies will not underwrite the mortgage because of a possible "clouded title".

I know they are here, but they must not want to give away their secrects at this time or they feel there is nothing to add to what I have said.I would note who are the ones doing the actual selling (which recieve no opening bids) and talk to those main players instead of talking to those that you have made not of that are purchasing the properties.

Every month I would ask her if things are fine and she would always tell me they were. 8 months later, I recieve a notice of default letter (taped to my door) saying the house would be for sale 10 days later.
