We don't see the level of demand that we had in 2021, but we haven't had much turnover, and we've rented quickly each time we've gone to market.Next year, we'd really like to cash-out refi or 1031 exchange some high equity properties and buy our first (large for us) 30-50 unit (1978+) multi-family.

You will quickly see how you compare in all those categories.

However, you must take care of the reason why it's happening.  9 times out of 10, it's a leaky pipe behind the wall or a humidity issue.

Also, 18 months is too short a period of time to obtain a truly significant result.

My guess is there are some STR owners or managers genuinely unaware their current pricing exceeds the price gouging thresholds until it is brought to their attention.]Will PriceLabs and other dynamic pricing tools- respond quickly and appropriately to these issues?

That would not fly in multifamily unless there was a reasonable expectation of fixing the issue quickly. 

Not to mention it will create generational wealth for your family if you keep scaling up with leverage over a 10 year period or so.
