And the imputed value will be used - take the tax assessor's assessed value and multiply that by the leveling factor that the PA Dept of Revenue publishes for that county for the year of the transfer and you get the imputed value.

That’s exactly what it is - a third party cpa firm goes in and verifies if we say investors got X they got itThink of any mutual fund, when they publish there 1,3 and 10 year performance it’s not them doing it - it’s a third party that follows the same set of rulesIn speaking with this firm it was kind blowing how they noted some people calculate returns.Some will use depreciation in there analysis, some will go off costs per year and not at time of expense, some will note gross for entire fund not gross for investor or net for investorIt was very educational and informative.

I ransacked the internet and found my home address listed as active/available to show" the listing was published Jan7th and the went inactive/unavailable/expire listing on the date FEB 5th and the request to show the townhome was FEB 6TH  SAhe did the inspection the week prior and likely report the townhome almost move in ready to the landlor and then suddenly my inspection guy that did my "move-out-inpection" was in their for a second opinion and the her property management said "oh that was not your move-out inspection.
