I went to a learn-on-the-site program that our local REIA had recently.  3BR/3BA house, owner is probably in 145K after fix up (I know the purchase price, don't know what was spent to get it ready after purchase) and a handful of years later it's now worth 190K.

I agree with @Connor Hibbs's comment on terms for first time flippers and if this is something you want to start doing more frequently I'd look for lenders that offer some type of rewards program to gain better terms through doing repeat business.

Oh, and the platforms are actually more friendly to the buyers than sellers. that is why they will take money from hosts on practically any complaint from a guest, or suspend a persons listing until they can prove/disprove any guest allegation.Airbnb’s big focus has been making users able to just use Airbnb system instead of using third-party programs like cleaning calendars or pricing system.

In terms of the second scenario, the upside I see is the option to get a different kind of loan (say, FHA with a lower down payment and other assistance programs for K-12 educators like me) since I'd be getting a new primary residence instead of a second home.
