They DO exist, and they can be a GREAT resource, but they are also a HUGE pain in the butt.I am in AZ, and there are a few lenders who do them here (you have to be approved through FHA to be able to offer the program as a lender, FYI, not all lenders can do them).

Personally I would pay off that dept and then get into the program as long as you can afford to do so, but don't do it if it's too tight to sustain for at least half a year.

Down payments are based on your ability to repay - Mercersburg had a program a couple years back where they could lend based on you having 1.2 times the debt service in NET rental income.One way to identify lenders is to look up addresses of commercial or small multifamliy properties similar to your own on mdlandrec.net look at the Deed of Trust document and you'll discover who's actively lending.
