its certainly a hell of a lot easier than chasing down wholesale deals.. you know the deals are there.. they are public record.. most on line.. you can go to Northwest trustee service.. you line up your private investors and do all the leg work for them.. check property check comps.. eye ball rehab.. etc etc.. then you run to their bank ( because they are busy making money in their day job) grab cashiers check and bid for them.. if you win you charge them a flat fee or you take a piece of the deal...

All he does is VA loans and he has saved a ton of our deals when other lenders have dropped the ball.

If your PM were on the ball, they would have recommended dropping the price after 30 days and found you a tenant to stop the bleeding.

If you find a bank willing to play ball I would imagine a few people on here would like to know which one. 

Title companies ignoring this policy will eventually (after default, claim and investigation) get black-balled from closing federally insured loans… regardless of whether or not they are aware of it.

I'd really tell folks to prioritize getting the location of the property and their systems in place well vetted before playing ball.

With some of the ones you wanted to put in a low ball offer, what did they end up selling for and how long did they take to sell?

This takes the ball out of your court and lets you focus simply on your part of the transaction.
