@Megan Alanhello. house hacking is a powerful strategy. in an ideal house hack you would:-pay roughly the same that you'd pay in rent, net to the mortgage. 

I am confident that “Drill Baby Drill” (aka reducing the price of oil, aka reducing everything that is transported) will directly impact the cost of goods thus increasing tenants and buyers purchasing power.

Most importantly you can refine your phone technique at a low cost.

Each unit is individually metered for power and water. 

They come in with fancy spread sheets, break downs, proformas or cool looking power points with pictures and graphs.

Other campsites are truly primitive with no amenities at all in terms of water/power/sewer. 

Perhaps you can equity strip and refi to keep equity exposure to $1M, but these are considerations worth having now if you have the purchasing power you’re suggesting.
