I have seen it several times.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

Never in the history of the Federal Reserve have prices gone down for any notable period of time.

There will be time to negotiate.

The junk removal company started the job but stopped when they noticed bedbugs on mattresses.

It will cost you Time, Energy and Focus. 

If so maybe it's time to sell and reallocate.  

Make sure it would be someone you could learn from in the deal and then I would encourage you to only use a portion (probably only 50k to 100k) of your available capital in the deal.  

Where another issue arrises is I recently quit my job after becoming pregnant as they would not cover my maternity while overseas, my husband is employed however he works for a UK company and is British so would be unlikely to help us with the situation in the US.
