@Antonio Martinez so, as you know, this property is dirrrrrt cheap, which leads me to assume this property is in a very rural area and/or it's a is D or F grade property in a D or F grade area.   

If it's A grade their is a good chance the tenant was so clean you can lease it with the exiting tenant still residing their. 

Most lenders look for BBB- or better investment grade tenant.There are so many other factors that come into play.

There is a high demand for well executed & A+ rental grade.

There are several grades of pad you can buy and I would spend the money on the heavier grade.

Doorlocks - Schlage encode is grade B/A, but I also use the Schlage Camelot and change the passcode every month when we do drop bys/have the housekeeper run. 3.

Is the ground properly graded away from the home?
