The problem is, all the ones I've seen, you have to keep your collateral funded or they start selling off your stake in order to keep it at a certain percent, so you have to keep an eye on it.

@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to.

Yes you can use commission as sourced funds for down payment on a conventional loan.However some lenders have internal overlays that don't allow it.
