Most people think real estate investing requires huge capital, perfect credit, or bank loans—but that’s not always true.

It is my view it has the exact opposite correlation that most people think. 

For context, this would be for a property I already own.I understand this may be a bit unconventional and people will likely recommend I get a proper quote and have the contractor do a full walkthrough.

So, I've closed hundreds of loans for people. 

if you buy a random property on Zillow and turn it over to people you have never met, you will very likely lose money, get frustrated, and set yourself back.if you're serious i'd pick a market and plan on making several trips there. 

The people the seller should have this discussion with is the title company and or legal counsel.  

Another thing to add is the regulations, HOAs and Cities are imposing a lot of regulation on short-term rentals or rent by a room, I have seen some HOAs regulate the amount of people authorized to rent the property too.It requires to do a lot of due dilligence to begin with mainly in such big house. 

But I guess to answer your question, I find people who are going to foreclosure.

I am interested in meeting people from whom I can learn more about real estate investing. 

Office space is gutsy at this time with many companies working remotely, maybe part of your investment was to bet that people will be coming back to work in person.
