How do I know what all claims are pending on the property?

rental restrictions, pending or past lawsuits, special assessments, etc. during my due diligence period. 

The GxG Management cases are unreported or non-appellate (and therefore not citable as authority in pending cases) and the 1949 tax case you are citing pre-dates the existence of LLCs, let alone series LLCs. 

Quite frankly, it's possibly a good time to buy.I would only get worried about the market if we see a significant change in multiple data points, including days on market, list price to sold price ratio, number of new pending sales, number of new active sales, etc.

I would take the $2900/mo known quantity and plan to relist it at ~$2900/mo next summer, pending how the market is looking then of course.

Listing as on market for 3 total before pending. 

Every time I call it's "pending" and no one can tell me when it'll happen.  

I also get that time is not on your side and that there is a pending foreclosure but all the more reason to involve an attorney.
