Hello all,Has anyone sold a short term rental owned over a year  as a non real estate professional that qualified as short term capital gains tax deductions with expenses and depreciation?

Do you own the entire building and have other occupants complained of a problem? 

@Jim Rice Yes are you trying to create notes, do you own some and want to sell them or you trying to broker notes?

You've only owned it six months, so you probably haven't dealt with vacancies, maintenance, or capex, but you should be setting money aside for those things.Your partnership agreement (if you have one) should address exit options.

It is located in some of the newest developments on the north side of Katy, TX 77493 (I am not sure if I can post a link to the Zillow page or provide the address because I don't own it yet).

Up to you though, I manage my own stuff but my question is, how easy is it for people to view the rental with you in Germany?

Frankly owning 30 properties in 30 different LLC's would be a migraine come tax time to get returns prepped.

One of the above houses was a foreclosure, now bank owned and on the MLS. 

But as Chris mentioned, buyer has to own the property, not a contract for deed or something like that.
