My last septic inspection I had done the tank collapsed a few days after my inspection looked at it.This does sound like a big project especially for a novice. $180k buy on even a $280k ARV doesn't even sound like enough meat on it for the amount of work it needs, assuming it would need kitchen, baths and cosmetics on top of the bigger things.

Go to the Wyoming Secretary of State website for the form and instructions.There are far too many novice investors on this forum telling people they have got to set up an LLC immediately or someone's going to sue and steal their house.

Sometimes they lie or you ask the wrong questions or the Property Manager they lose their best employee or they hire a new employee that screws up.People whine about the evil Property Managers just like novice investors whine about bad tenants.

For other novice landlords out there when a rent payment does not go through and the tenant tells you "someone hacked their account" this is a lie 100% of the time and a indication you will not be receiving any more rent.
