We plan to hold since rents are growing and the location is top notch, but if the right offer comes along...As far as the IRA, I am always looking for new deals to reinvest and grow

I've spent the pandemic getting in what I feel like is a very good position credit wise and I don't want to take it back a notch if I can help it.  

He didn’t want to pay my regular Tile guys so he went on Craigslist with my permission and got Tile guys there, AND LET ME TELL YOU, the job they did in those bathrooms were so top notch that I told the Investor that I will not bring my guys in to redo the bathrooms plus it will costs more because of the tear down and wished him luck. 

Move up a notch, and you could do 20-30 and be doing around 200k.

I've seen houses sit for 6+ months that were fresh flips new everything top notch appliances good design... just awful labor...

@JR Hinds   JR  thanks for letting me know I was making the presentation this Monday at RareBird  we had gotten our signals slightly crossed :) looking forward to it.. good group of guys and a notch up from standard REIA's in my mind.. 

Personally, I'd hang on to their contact info and advise them to hang on to your contact info as well and then I'd play the waiting game until their motivation moves up a few notches.
