I'm not sure why no one has mentioned this, but under ORS 90, children under the age of 2 ARE NOT allowed to be counted when you are establishing your policy for maximum occupants.You probably know you are permitted (not required) to limit occupancy to no more than two people per bedroom.

I have lenders in the Orlando FL area that will lend up to 90% of purchase and rehab as long as the total is no more than 70% of ARV on short term loans.

Maybe stretch the increase to 90 or 120 days but no more.

The mortgage I'll be applying for won't be no more then 100K which would be for a rental property.

Both of these properties are on the same plot and the banks that I spoke with said that they are only able to do a residential mortgage on a home with no more than 4 units.   

I doubt that your Repairs, Cap Ex, and Vacancy will average no more than 18% of its Rent.More like 25% annualized over time I would expect.

I made an offer with contingent on engineer verifying structural damage of no more than 15k.
