An S corp should NEVER hold rentals.Kumar, You can mange from an s-corp, but they should NEVER be held by the corp.

There was no insulation in the walls & a NG heating bill we found (October 1955) was for $3.42.

Even with a 10-15% deposit on an agreed sales price of $465, there are a million ways they could come back and challenge sales price prior to closing, I'm concerned about having their hands in the mix as I try and mange the project for quality AND profit.

Contact a contractor and see what they will charge per unit to install Natural Gas (hot water or hot air) and then maybe just do the 1st and possibly the 2nd floor with NG.

The project manager can generate way more profit and mange way more jobs with subs than in house employees.
