Most neighborhoods you will be fine in.

but the ones in OK neighborhoods need MAJOR, major rehabs to be safe and high quality - think another 50-100K on top of the purchase. 

@Steve Meyers I’ve been running this with some success with a local cincinnati agent on 2+ units and nationally with a commercial broker for shopping centers.

They just don’t keep up with the growth appreciation rates of other properties in the same neighborhood or even the same building.

@Jack Cottrelli get nervous when new investors buy random properties out of state.this is below the median price in KC, so i am assuming it may be in a more challenging neighborhood.

I was an electrician for over 20 years with my last electrical job being shop foreman for a custom electrical control panel shop and UL 508 specialist.

In neighborhoods that won't attract high credit score tenants, I've found that a stable job history with a MINIMUM of 1 year at current or previous job to be the best indicator of a great tenant.

The market here offers a lot of potential.I highly recommend making a trip here to get a feel for the different neighborhoods and understand where the best opportunities lie.
