If it's middle of nowhere stand to lose a ton of money long term.Sometimes buyers still buy the crap because it's only credit tenant in lower price range buying all cash for 1 million and they think I will live off the money and the estate with the kids can have the worthless property later.

We generally have enough visitors around warm weather holidays and while kids are out of school to keep occupancy high but the rest of the year can be very rough unless..2) It's ideal to be located in or very near one of the things I mentioned above that attract visitors to the area. 

I did a home mod many years ago and it saved me and my home after having kids beyond vacation renting. 

By the time you will be able to get into a stable routine, you kids will begin to outgrow you.That last one is what weighs most in my decision making.

The IRS knows where you're registered to vote and your kids go to school and you have your drivers license.

Some additional information that I should have mentioned is that I only have my kids on the weekends and holidays.

Know that children are rough on properties versus older adults with no kids.  

Maybe you could hire a high school kid to mow and water from the neighborhood.
