I can read the title examination and abstract and assess the risk on a quick holding period, I can also go to court and defend myself in any title claim, if need be, I can pay for expert defenses, and fight claims.

I haven't seen all the material from all the gurus of course, but what I have seen and what I have heard through the interviews on the BP podcasts and others is that the information is valid in terms of how to wholesale or network or short sales etc.I am not defending their sales techniques, just saying that the information provided by them was accurate and presented in a comprehensive form that was thought out and had direction on the teaching.

I personally would still purchase a full appraisal for my own piece of mind and as needed use that to defend any issues arising from the use of the BPO.

True, it could be either way, pledged to a bondsman for a bond or by the defendant to the court, circuit court here is pretty unorganized too, at least in actions in the aftermath of them hearding people through.

But when they say my advice is outright wrong and I'm basing it off what I know to be true, I tend to want to defend myself a bit.But it definitely wasn't your post that tweaked me.......And I also think its good that people know that just because 8 out of 10 banks tell you the seasoning has to be 1 year, doesn't mean thats the guideline they are all following.
