Hedge funds handle a lot of a Bank's derivatives, which are supposed to be equally balanced as short/long bets on the same issues/indexes, leaving some room to swing in favorable directions as the pendulum merits.

Buyers can still sue for anything but if you keep great records it will many times be thrown out as without merit.

The merit of the LNA can be challenged but wold hold up provided the chain of indorsements and assignments is intact.  

The IRS is going to evaluate each deal on its own merits to determine if your intent was to flip or rent.

He can bring the money to closing and you don't have to fool with the dollar shuffel.Going to more trouble, buy with 100% seller financing and then sell paying off the note immediately after your purchase, you can also trim some of the closing costs....just so long as the closing agent can show that the A transaction can stand on its own merit.

I acknowledge it is a funky form of equity but it is what it is.This also means, while your frustrations are not without some merit, the actual process and system is not specifically designed to create a property sale.  

Major violations can snowball, just look at each on its own merits. :)

You've got someone on the outskirts of socially acceptable behavior, she might have merit for it (hiding from a harassing boyfriend), she might just be anti-social, she might be hiding a meth lab.Regardless, I would want to stand in front of her and talk to her and get a feeling for her situation.
