I think the best thing would be to knock out the line of credit mainly because I’ve been putting a lot of time into getting my business up and running, BUT if I could knock out the renovating before March that would be a HUGE win.

It’s just not that common even though that is one of the main things talked about. 

Mainly because they advertise saying they have been investing over the last 15 years and been wildly successful.

Construction is mainly CMU, Concrete, and Steel (at least for my projects), and there is a bottle neck of those resources as only few supply the area.

Miami/ Coral Gables, even worse. 1500 1700 brick houses without a garage on main roads (Byrd ave for example) 1.5 MILL is just nuts.

I invest locally and invest out of state, and the main issue for most is the shiny diamond syndrome providing you the reasons why investing (insert area here) is the best place. 

Today's Americans want to live on Sunset Strip and pay Main Street USA prices.

Of course, IRR matters too, but you get a better IRR when you leverage as well, so that doesn't strengthen the all cash argument.My main point, if one is to be taken, is that an all cash investor should really look at their expected ROI.

That being said the main issue with leverage is being over leveraged.

I could complete the main road in phases, build 2-3 at a time (could do more really as we have 15 right now actively being built but realistically not sure how fast it’ll sell.
