For higher-risk tenants, we inspect up to four times a year for the first year and then loosen the standard if they are doing well.We do not provide fire extinguishers but we certainly make sure the homes have smoke and CO2 detectors.

It has changed in ways that we can understand and ways that we can’t (eg loosening of the S&L Regulation and its impact on banking in the 1980’s) It least it appears to me that by the very nature of a black swan your odds of seeing it three years after your initial investment aren’t terribly greater than catching it at acquisition.

I think spring 2020 will be very strong again, especially if Elizabeth Warren and other political progressives have their way and expand lending to the "under-served communities" (read loosening standards). again, this will drive up demand, prices, and rents in the lower end.
