When you say the 2 plex appreciates more, are you talking about forced appreciation or simply the value going up as the market goes up, what I'll call simple appreciation?

Just as much as you compare yourself to others that got lucky (literally, they could have lost their butts too) with better investments/markets, you also need to consider the folks that never invested, live paycheck to paycheck, etc...Markets that got away for me: Frisco/breckenridge/summit county (Never could have bought there anyway, just hurts I probably won't be able to)Denver/Co springs: Own one here, but from 2018-2022 a lot of values doubled, I purchased january 2022.

In the end, I set myself of up a C-Corp > LP > LLC structure after hearing a lot of people were doing simple LLCs and getting double taxed.

I own my own house and I own some land out of state, so I have assets I want protected.I have quotes and will be purchasing an insurance policy that provides 1 million in landlord liability and I can also purchase an additional 1 million in an umbrella policy.My question is, is it even possible, or has anyone heard of a landlord getting sued and losing over $2 million on a simple duplex?

In our area we do not have slabs so replacing pipe in a crawl is pretty easy.. and for sure just digging up water line in the yard is super simple
