It's very niche, but I know there are people out there looking for that type of work situation They Do not need a W-2 and luckily we inherited that manager.

My buddy just got burned by someone borrowing from multiple people where the others weren't aware of each other and they thought they were the only one lending, etc.It all comes down to how well you REALLY know each person in the deal, and then, "do you REALLY know them?"  

Plus if they know you are trying to avoid the Realtor fees, then they will want to avoid them too.

Did you tell his there was an ADU so that he would know to check?
