State that you will file a suit in your local court to get a judgement.

If there were common sense in some of these judgements it would be an improvement.

You can pay off the senior mortgage in full (plus the other costs and fees in the judgement) if there's any equity or lose the house.  

I will listen and consider the story, but applicant is likely denied.Naturally, you have to apply judgement in gray area situations. 

This is necessary to be able to garnish tax refunds in the event that you have to evict and get a judgement for non payment of rent.

@Mark Cruse and @Nathan Gesner are right on track, as usual....People are all too happy to rain on your parade, especially when they have failed themselves....misery loves company...It's kinda like verifying that they couldn't make it and therefore no one can.

No one factors in tenants completely trashing a house , after not paying rent for 6 months , and the rowhome 4 doors down is abandoned with a hole in the roof and when it rains it floods your basement . 

I would talk to an attorney to see if you can file a judgement against her for owed rents after her lease ends without evicting her

If you have $300,000 of underlyng coverage and $2mm of umbrella coverage, a judgement would have to exceed $2,300,000 before they would be seeking to go after other assets.
