To the east is an island that holds alot of appeal to many so the comps there do not compare to anything in the rest of the county. 

As a note... there are properties on the island that are "luxury" but per building department officials my house is the largest residential house on the big island with the biggest residential pool.  

Bite the bullet, stop the bleeding, visit reality island,...and sell the property.
