I am always a big fan of sailing downwind, you can take that in the context of what the market offers at any given point in time, or geographically - meaning the type of inventory Sheboygan County offers.

I knew there was a shortage of inventory at the time and tried to capitalize off of that by listing it a little higher over the comps.

I personally love the Cleveland market for its cash flow ranging from 10-18%.

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house, to having a poor inspection and overlooking issues hidden beneath the surface (literally).

In January 2024 we were at the low in inventory with only 1648 homes for sale.

So again it goes back to know exactly who you're working with and not just the ticker symbol of their company.Fee wise there is a range but not a huge one.  

You'd need some deep pockets and the nerves to take on something in range of ~$65m in R.E. acquisitions.

What are the stats on properties there, price and rent range.
