Renter moved in Nov 15th.

We had one long-term and purchased several more during last recession and had low vacancy rates, except the one we closed in late October 2009 that didn't rent until January due to really poor tenant pool out there in Nov/Dec, but market rents had dropped about 10% overall so we discounted accordingly (and screening is key). 

Being innovative and spitting in the face of adversity, conquering it and managing to do even better is in our DNA and we need to reclaim our individual greatness instead of the negativity that gets poured on us daily from the media.

It is innovative but like you said is a huge risk to investors.
