You probably need much more information before you would be justified in acting. 

Action always trumps inaction.

Listen to as many podcasts as possible, during periods of inactivity, or driving or whatever.. try to narrow in on what you want, that will help people give more specific info..Vegas is awesome I went there on business once.

So if you can make 6% in real estate and pay your student loans off while still having 1% to yourself, that is still far superior than sitting on the sidelines doing nothing. 6% passive beats 0% inactive.

In California in order to have our license in active status we have to be under a broker.
