I feel you would be better served by driving for dollars and putting together a small but targeted list of distressed properties that you can skip trace, call or mail the homeowner. 

And those home owners  are worried about MY trees falling on their house . 

Some homeowners hire a property manager to manage the other 1-3 units for the owner.

We currently assist homeowners with foreclosures so this would be only something additional.

You can do some sourcing yourself through facebook groups, wholesaler email list and and even picking up the phone and cold calling some home owners that may be tired landlords, doesn't owe anything and has built up some equity.With enough volume you should come across some solid deals that are worth closing on by the end of the year as you planned.
