Just got off the phone with another DIY landlord looking to hire a PMC.They really didn't like our response to their question, "How long does it take you to find a tenant?"

I was fortunate we all got along and they hired me full-time 2 months later. 

If you can't find a property that cash flows with real underwriting numbers, 8-10% vacancy, 8-10% property managment (whether you do it yourself or hire someone, you still need to account for that time/expense) then don't buy it.  

These markets are still affordable and offer promising ROI.If relocating, aim for landlord-friendly states like Texas or Florida, and think about whether you'll manage properties yourself or hire someone local.Good luck!

We've been continuously improving it, but it has been working exceptionally well for us since we hired a developer for the complete build-out a year ago.

Make sure your financing is in place, and consider whether you’ll manage the property yourself or hire a property manager.

The reason you would hire a licensed professional is to assist with you not gettting SCAMMED and help you with negotiating prices and terms...based upon State Law.
