Obviously there is a lot to discuss on this topic, but for a very quick glance, here are a few pro's and con's to consider when thinking about section 8 rentals:Pros:Guaranteed Rent Payments -> The government pays a significant portion (if not all) of the rent directly to the landlord, providing a reliable and steady income stream.High Demand -> There is often a high demand for Section 8 housing, reducing the risk of long vacancy periods.Cons:Inspection and Compliance -> The property must pass an initial inspection and comply with health and safety standards set by the local housing authority.

The property is a farm that has been in the family for about 80 years and is currently held by a family member of deteriorating health. 

Also if you're thinking about having a family, be cognizant of the health of it to keep moving for strategy versus peace of mind. 

Investing in Ohio, specifically Cleveland,  is a great idea in my opinion.Recently, we have been breaking grounds on large development plans such as the Cleveland Cavalier's Perfomance Center, Blue Abyss aerospace training facility, Sherwin Williams HQ, and not to mention the multi million dollar Metro Health development that was completed recently that has just started adding rapid appreciation in the Clark-Fulton area.These projects will only increase demand and most are in the beginning phases.  

Owner needs to pick them up in his truck every day, pray that there are no parts to return needed and unavailable, watch for the health and safety of every grain of sand, serve food, motivate, problem solve and never cry.  

A monthly survey conducted by the University of Michigan that measures consumer sentiment and inflation expectations has affected yields and offered a data point for predicting Federal Reserve actions.Purchasing Managers Index (PMI)Another factor starting to gain steam in terms of affecting mortgage rates are various regional Purchasing Managers Index reports, which offer a glimpse into the health of the economy.

It is a dilemma.

Call with the pitch that you're local, started this business due to your mom's health, and that you'll outperform and out-service a multinational company that is likely taking your calls/messages in a Vietnam call center. 

I guess my dilemma is the strategy to get to that point.
