I've read many of the BiggerPockets books like - House Hacking- Flipping- Estimating Rehabs- Multifamily Millionaire Book I and II- How to Invest in Real Estate with Low or No Money Down- Investing from a Distanceand even some outside of themand have been wanting to do something in Real Estate for awhile.

Start by leveraging what you already have—consider tapping into equity through a HELOC, house hacking again with an FHA loan, or increasing cash flow by converting a unit to a short-term rental.

You are (older/retired) and could benefit from house hacking and buying a duplex, or renting a room.

You can diversify your house hack inside itself if you combine rental strategies.

There may be some lenders that might be a little more "borrower friendly", but I haven't found them (nor do I have the time to look for them).You might be able get better terms if you "house hack" by getting an FHA loan, but I don't generally work with those loans.

You could house hack and use the other portion to AirBnb as then you meet the primary residence requirement in B.C.

I hacked my first 6 homes before “house hacking” was even a thing!

It’s also great that you already have equity in your primary residence and cash available—those are valuable resources for getting started.If you’re considering a multifamily property, house hacking could be a great way to dip your toes into investing while minimizing risks.

Alternative route I chose, I will leverage my duplex (purchased 4 years ago) equity through house hacking to have skin in the game on next flip.
