The sooner you post, the better.

This is great to find this discussion since I too am having trouble getting answers from QI.If I understand the discussion, my wife and I can sell our relinquished property, create an LLC in our names and purchase replacement property if we live in a community property state.However, if we don't (as in our own South Carolina) any multi-member LLC would be seen as a partnership and a separate taxable entity (disqualifying 1031 status).This seems to leave us with buying as ourselves and putting into separate LLC's after 1 to 2 years which not too appealing (mostly due to timing).Is there another option we might consider that either allows going to LLC sooner or immediately?

Biggest regret, not starting sooner!

We built the bosses sister a 3500 square foot home. 4 bedroom, 2 1/2 baths, cavernous kitchen/dining/living room with 25' cathedral ceiling, massive laundry room, massive entry, office, gym, multiple pantries and closets, 2 car garage with 2nd floor game room.  

I'm particularly passionate about Orlando, Fl. and Tennessee.Outside of real estate, I enjoy working out at the gym, DIY projects, and going to the beach.Excited to learn and connect with you all!

Can anyone point me towards an online calculator that will show how much sooner we would pay off our mortgage if we divided our monthly repayment amount by two and paid that amount (half of a monthly amount) every two weeks, instead of paying the monthly amount once a month?

I can tell you one thing....EVERY BP member wishes they would have bought properties sooner or much earlier than they did. 

For example:General-Filters (furnace, air conditioning, oven exhaust, refrigerator, and water)-Stove burner when the “eye” needs simple replacement-Batteries and remotes that service the premises-Fan and light pull strings-Smoke and carbon alarms testing and batteries-Ensuring appliances are properly plugged in, hooked up, and used-Removing dirt, debris, and lint in and from connection pipes (e.g. clothes dryer)-Tighten loose screws on all home functions (e.g. doors, hinges, handles, socket -Balancing off-balance appliances-Cable, internet, and phone jacks-Fire extinguishers-Systems operation (e.g. security, irrigation, HVAC)HVAC-Monthly A/C filter and drain line maintenance Electrical-Reset “tripped” GFI breakers-Light bulbs (throughout and at the end of the tenancy)-Blown fuses-Reset breakers in the outside and inside breaker boxes-Socket and plug outlet coversPlumbing-Unclog drains or toilets-Caulking around tubs and showers as needed-Gas pilot lighting-Leaky faucets and shower heads-Toilet flappers, handles, seats and seat lids, tank lid, and flush kit-Sink and tub stoppers-If septic tank present, use RID-X as directed on consumer box-Proper cleaning of garbage disposal-Loose faucets and sprayer heads and hoses-Faucet filters (i.e. aerator)-Open exterior plumbing clean out when necessary (e.g. sewage backup)Exterior-Routine lawn (and pool) maintenance-Adjusting sprinkler heads as necessary-On the last month of tenancy, tenant must perform required lawn maintenance no sooner than 2 days prior to vacate dateThere’s a lot to consider as a landlord.

I am looking to become more of an active investor with the goal of quitting our day jobs sooner than later.Any advice is welcomed.
